OBJECT

These general terms and conditions regulate the reservation and rental of holiday accommodation offered on the website https://holidays.ericeirarealestate.pt, owned by RJRI – Holidays in Ericeira, Lda (hereinafter, "The Owner").

RESERVATIONS

Booking Process: To make a reservation, the user must complete the reservation form available on the website. The reservation will be confirmed by sending a confirmation email from The Owner.

Payments: The reservation will require a payment of 50% of the total rental amount as a deposit. The remaining balance must be paid up to 30 days before the check-in date. Payments can be made by bank transfer or credit card.

Cancellation Policy: Cancellations must be notified in writing by email to al@acasadascasas.pt. The refund conditions will be as follows:

 - Cancellations made up to 30 days before the check-in date: 100% refund of the deposit.
 - Cancellations less than 30 days before check-in date: no refund.

ARRIVAL AND DEPARTURE

Check-in: Check-in time at the accommodation is from 4pm to 8pm. If the guest plans to arrive before this time, they must notify us in advance and, if possible, we will proceed with the check-in at the preferred time. For arrivals after 8pm (up to 10pm) we will charge €30 for arrival outside of these hours, after 10pm (up to midnight) we will charge €40 for arrival outside of these hours, after midnight (up to 2am) we will charge €50 for arrival outside of these hours and after 2am we will charge an amount to be stipulated upon arrival.

Check-out: Check-out time is from 7am to 11am on the day of departure. A late check-out without prior arrangement may incur an additional cost.

OCCUPANCY 

Number of Occupants: The accommodation can only be occupied by the number of people specified in the reservation. No additional guests are permitted without the prior consent of the Owner. Coexistence Rules: Guests must respect the rules of coexistence and civic behavior, avoiding disturbing neighbors. Parties or events are not permitted without prior authorization.

USE OF ACCOMMODATION

Responsibility: Guests are responsible for keeping the accommodation in good condition and for reporting any damage or defect immediately.

Prohibitions: Smoking is prohibited inside the accommodation, as is any illegal or dangerous activity.

SERVICES INCLUDED

The rental includes water, electricity, gas, bed linen, towels and final cleaning services, unless otherwise stated in the booking.

The accommodations are equipped with Wi-Fi, television, furniture, electrical appliances, bed linen and towels, unless otherwise stated in the booking.

HOLDER'S RESPONSIBILITY

The Owner is not responsible for any damage or loss that may be suffered by guests during their stay, except if directly attributable to negligence on the part of the Owner.

In the event of force majeure (fire, flood, etc.) that prevents the use of the accommodation and therefore the entry of guests therein, the Owner undertakes to refund the total amount paid by guests.

In compliance with the General Data Protection Regulation (GDPR), we inform you that the personal data provided will be processed by RJRI - HOLIDAYS IN ERICEIRA, LDA. for the purpose of managing your reservation and stay.
